Second Place Storage is seeking a reliable, hands-on Site Manager for our two self-storage properties in Bayfield and Gem Village, Colorado. This is a boots-on-the-ground maintenance role. A separate remote customer service and operations team handles all customer interactions, leasing, billing, and day-to-day operations management.
The Site Manager takes direction from the remote team and is responsible for keeping both facilities clean, tidy, well-maintained, and move-in ready through regular physical upkeep and grounds work. Most work is performed independently with flexible scheduling, though the role requires the ability to respond promptly when urgent issues arise. This is a part-time position averaging 20 hours per week.
Position Overview
Job Title: Site Manager (Part-Time)
Locations: Bayfield Self Storage & Gem Village Storage (must live in/near Bayfield or Gem Village)
Compensation: $20/hour | Fixed at approximately 20 hours/week | $1,720 per month (additional hours available when needed and mutually agreed upon)
Position Summary: This role focuses on the physical maintenance, appearance, and operations of both storage facilities. Customer interaction is minimal and limited to occasional on-site assistance (such as showing a unit or cutting a lock) when requested. Schedule flexibility is a key feature of this position - most tasks can be completed on a flexible timeline, though the Site Manager must be able to respond quickly to urgent needs.
Key Responsibilities
- Perform regular grounds maintenance including mowing, weed-whacking, snow removal, sweeping/blowing debris and leaves from aisles and driveways, and trash/litter pickup to maintain a pristine appearance.
- Inspect vacated units to confirm they are empty and clean; prepare units for rental so they are immediately available and presentable.
- Cut locks and provide occasional in-person assistance to customers (e.g., showing units or providing access) when directed by the remote team.
- Safely operate power tools, landscaping equipment, and machinery such as a bobcat/skid-steer for property maintenance and snow removal.
- Conduct routine property inspections and identify maintenance, safety, or appearance issues.
- Monitor and uphold high standards of property cleanliness and organization.
- Follow direction from the remote customer service and operations team and promptly report maintenance needs or concerns.
- Complete basic documentation of site activities and work performed; communicate updates via phone, text, or email as needed.
Ensure both properties always present a clean, secure, and professional appearance.
What We're Looking For
- Physically capable and comfortable performing moderate physical labor outdoors in all weather conditions (including heat, cold, and snow). Must be able to lift up to 50 lbs and operate equipment safely.
- Detail-oriented and meticulous - you take pride in keeping properties looking very clean and well-maintained.
- Experienced and comfortable operating power tools, lawn equipment, and machinery such as a bobcat or skid-steer loader.
- Reliable, independent worker who takes initiative and completes tasks with minimal supervision.
- Good team player who follows direction well from the remote customer service and operations team and communicates effectively when needed.
- Lives in or near Bayfield or Gem Village, CO, with reliable personal transportation (you must be able to travel between both properties).
- Basic technology skills - comfortable using a smartphone for communication, taking photos, and basic reporting.
- Strong work ethic and dependable, with the ability to respond promptly to urgent issues when they arise.
Previous experience in property maintenance, groundskeeping, landscaping, facilities work, or self-storage is a plus but not required.
Schedule & Work Style: This role offers significant schedule flexibility. Most maintenance and grounds tasks can be performed on a flexible timeline as long as the properties are kept in excellent condition. The Site Manager is expected to respond quickly when urgent issues arise (e.g., safety concerns, major damage, or time-sensitive requests from the remote team).
